Past Due Notice

Dear Deadbeat Dan:

Our records indicate that we have not received your rental payment for your storage unit this month. You are now more than 10 days past due and a late fee has been assessed to your account per the terms of your rental agreement. Should you require someone to read it to you my 7 year old daughter is available on a contract basis to help you understand the rental agreement you signed. To avoid further late fees and generally pissing us off please make your payment today. Until such time as all rent and fees are paid in full your unit will be over-locked and access will be denied by the gate system. However, we are sure this will be nothing compared to the denial your wife will be giving you when she finds out what a loser you really are and how you can't even remember to pay the storage bill on time.

Thanks for the laugh. But seriously, what happens when people just don't or can't pay up? With the economy the way it is, I bet a lot of folks put their stuff in storage because their home got foreclosed, and without a job to begin with, before long they can't make storage payments. What happens? How long do you wait before confiscating everything, and what do you do with the stuff? Do you auction it off on eBay?

Nick, thanks for the comment. We don't have to sell people's belongings very often. We always work with our delinquent tenants to help them avoid auctions. Almost all units that end up going to auction are from tenants who just disappear. They put their stuff in these units and then we never hear from them again. The law in our state says we can sell the contents of the unit if the tenant becomes more than 45 days past due. I won't sell anyone's stuff until they are at least 90 days past due. We don't use e-bay but a live auction at the site every two months.
